Pricing schedule & Price BOM

Price the BOM from your rate card, then organise costs into a pricing schedule with direct/indirect/allowance sections and markups to get a defensible sell price.

Purpose

Turn priced quantities into a structured cost build-up you can defend line by line, then render it as an estimate.

Price BOM

From the takeoff top bar, Price BOM opens BOM Enrichment — it takes your confirmed takeoff quantities and matches each line to rate-card pricing (material + labor).

  • The header shows coverage — % matched · % priced — plus stat cards (Total Items, Accepted, Needs Review).
  • Actions: Add Item, Re-enrich, Accept All High Confidence, and Save.
  • Accepted pricing decisions are remembered for future matching.

Review before you rely on it

Enrichment matches by item type and unit. Confirm the matches for high-value lines (panels, equipment, long runs) before rolling them into a schedule or estimate.

The pricing schedule

The pricing schedule is the cost build-up for the project. Lines are grouped into three section types:

  • Direct — costs tied to scope (labor + material for takeoff items).
  • Indirect — project-wide costs (supervision, temporary works) allocated across direct lines.
  • Allowance — provisional sums.

Summary cards show Direct Costs, Indirect Costs, Allowances, Project Cost, Markups, Markup Factor, and Grand Total (Sell).

Markups

Four controls combine into a single Markup Factor:

  • Margin
  • Risk
  • Corporate Overhead
  • Bond

How the sell price is computed

  • Indirect cost is spread across direct lines, weighted by cost.
  • sell = (direct cost + allocated indirect) × Markup Factor
  • Indirect lines sell at 0 (already allocated); allowance lines sell at cost × Markup Factor.
  • Grand Total = the sum of all sell prices. Use Recalculate after edits.

Building the schedule

  • Generate with AI — build sections automatically from extracted components, BOQ, and market rates.
  • Add Section Manually — start from scratch and add sections and lines.
  • Edit Line Item — set code, description, quantity, cost rate, sell price, and notes, plus Allocate Indirect and Client Visible toggles.

When the schedule is ready, Render Estimate produces the client-facing estimate.
